The site is located on Starts Hill Road, Orpington in the London Borough of Bromley and was formerly occupied by the Bromley Primary Care Trust (BPCT) operating as an assisted living campus, including supported residential accommodation. This development has made way for 102 private and Housing Association properties. The only existing building on the site to be retained under the new proposals is Bassett’s House, a former three storey locally listed Arts & Crafts style Manor House in the north west corner of the site built originally for the local Lubboch family.
The site is covered with numerous well-established mature trees, many of which are native species and are protected by a site-wide Tree Protection Order. The retention of these trees has been a key driver in the proposed site layout with a mixture of flats and houses arranged around this mature landscape to form a series of mews in a traditional style architecture. In the south eastern corner of the site there is a wooded area and pond known as Bassett’s Pond. This is designated as a ‘Site of Importance for Nature Conservation’ and is considered to be of high ecological value.
